Case Study: Oxford Gardens

Location:

Kensington, London

Allen Wilson carried out works here for one year.  Work consisted of full renovation of the ground floor, partial renovation of upper floors including heating, plumbing, AC, European oak flooring and replacement of internal joinery with additional bespoke quality grade joinery items.

The partial basement area was extended to the full house area including a large rear addition with basement under.

The existing foundations had to be completely replaced which involved methodical, calculated and complex civil engineering sequences whilst ensuring the existing house was stabilised.  Careful logistical planning was necessary due to tight working area and the fact that the house surrounds had to be maintained and undisturbed.

These underpinning works were let as the first part of the contract. During this programme element the internal works contract was negotiated for the rest of the house.  This involved close liaison on occasions with the civil engineering sequences.

The area above the garden room and guest flat incorporates a canter levered terrace laid in balau hardwood on a steel frame. This terrace also incorporates a tanking and damp proof system beneath the decking and down into the walls beneath providing a fail-safe waterproofing system to the entire basement area.

A steel staircase and balustrade completes the terrace and with the renovated and replenished garden it completes the external area which also compliments the excellent detailed aspect of the interior.
